You think you can't get a place with 100k down payment?

Interest rates are so low right now and most banks really only want to see a 10% payment to give you cash.

I bought my house in coquitlam with 80k down.
The house was assessed at 700000k at the time.
I was 25.
I busted my ass since then but still owe half of that.

I'd way rather pay myself than a bank or landlord plus gain on property appreciation.

Of course I could. I talk to a financial and mortgage advisor every year after I file my tax. But it's not just about how much down payment I can afford. It's how much mortgage the bank will give me based on my income. And of course just because I have 100K savings in the bank doesn't mean I will spend all of it on down payment. I can only withdraw $25k max out of my RRSP. I don't want to spend all my savings just to be able to buy a tiny 500 sq.ft condo. And then I have no money left to even afford the cheapest Ikea bed. It's not even a 500 sq.ft built with top materials. I work for a builder supplier so I already know what's building out there. Most are mediocre materials at bad location. Eco density my ass. I don't live right next to or above a skytrain station and a shopping mall.

Wish I could help, Commander. I have a NEXUS pass and frequented The Letter Carrier but nothing currently in the pipeline and I've got to find an alternate US ship to source too.

If you prefer Point Roberts, I use

McFrugals Parcel

$3.00 and they're open on Sundays which is great cuz Saturdays can get busy and until 8pm on Wednesday and Thursdays.

I switched from The Letter Carrier to Point to Point a few years ago and have been quite happy with their service.
